A Big Career Change

Today I made a big change and left my previous Atlanta real estate brokerage firm and joined Atlanta Fine Homes Sotheby’s International Realty. Over that last year, there have been a lot of buyouts, mergers and additions to the Atlanta brokerage scene. Atlanta Home Prices are Up

Hopefully it’s not just an anomaly, but Atlanta home prices are up. What’s interesting is the recovery of Atlanta home prices appears to be happening before the national recovery. I’m encouraged by the Atlanta real estate market. I think it’s a great time to be buying a home in Buckhead, or some other North Atlanta communities.

About Dunwoody Georgia

Dunwoody is the most recent Metro Atlanta community to incorporate as a city. Dunwoody lies at the northern tip of DeKalb County, bounded by the Fulton County line on the north and west, Interstate 285 on the south, Peachtree Industrial Boulevard on the southeast, and Gwinnett County on the northeast. Officially, the city limit extends only to the DeKalb County line in the north. However, as far back as the 1960s, the area known as Dunwoody extended as far west as GA-400 and north to the Chattahoochee River. Thus, many residents of the narrow panhandle of Sandy Springs consider themselves a part of Dunwoody. My parents fall into this category, as we always thought we lived in Dunwoody until the City of Sandy Springs boundaries were drawn. Ironically, Dunwoody Country Club is now located in Sandy Springs.

As of the 2000 census, 32,808 people were living in Dunwoody. It’s one of the wealthiest cities in Georgia with a median family income of $100,796.

Atlanta Townhomes

There are a lot of great town homes for sale in Alanta GA. The Buckhead community of Atlanta, and surrounding metro area, offers everything from traditional styles, such as Brownstones, to the modern designs you might find in Europe. Usually townhomes, also known as Row Houses; Town Houses; or Attached Houses, are two or three stories and share common walls with neighboring houses on either side.

Townhomes are usually developed in areas where land values have become high, such as Midtown or Buckhead real estate. Higher-density living is needed for cost effective land use. A Town Home can be a great compromise for those who want the value and convenience of a condo, but still desire the privacy and independence of owning a home.

As a real estate agent who lives and works in the Buckhead community of Atlanta. I am very familiar with the townhome communities in the Metro Atlanta Area. I’ve also lived in the Midtown / Virginia Highlands / Morningside sections of Atlanta.

Atlanta Farmers Market Landscape and Garden Supplies

It’s also called the Georgia State Farmers Market, the Atlanta Farmers Market or just the Farmers Market. While it’s not exactly in Buckhead, the 20 minute drive is close enough. You’ll see it has some of the best prices and selection of gardening and landscaping plants in the metro Atlanta area. The Atlanta Farmers market is located right by Hartsfield-Jackson Airport at 16 Forest Pkwy, Forest Park, GA 30297. Just take I-75 south from Buckhead. It’s the second exit south of I-285 and the exit is labeled “Forest Park / Farmer’s Market”. You’ll see the ratty, maroon sign high up in the air. When you get off the exit, make a left on Frontage Rd and an quick right into the garden area of the Farmers Market.

The official website to the Atlanta State Farmer’s Market is really bad. It offers virtually no help to a typical person wanting information about this hidden gem. My goal is to provide information on the landscaping / garden / nursery area. There is a much larger portion dedicated to locally grown food and fresh produce, but it won’t be a focus on this webpage. I also recommend the farmers market for it’s great selection of Christmas trees, garland, etc.. during the Christmas season.

Using a Buyer's Agent

What is a Buyer’s Agent?

A real estate buyer’s agent represents the buyer who is purchasing property in a real estate transaction. The buyer’s agent works for the real estate buyer and holds the buyer’s best interests above all others throughout the transaction.

Why use a Buyer’s Agent?

Purchasing real estate is a complex and major transaction with many details to be handled. In the majority of cases, the seller will be represented by an agent. It makes sense for the buyer to have access to the same level of representation.

A buyer’s agent is responsible for protecting the buyer’s interests and will negotiate on behalf of the buyer. Research by the NATIONAL ASSOCIATION OF REALTORS® has shown that a prospective buyer who uses a buyer’s agent will find a home faster and will examine more properties than consumers who do not use a buyer’s agent.

A buyer’s agent will:

  • Evaluate the specific needs and wants of the buyer and locate properties that fit those specifications.
  • Assist the buyer in determining the amount that they can afford through the preapproval process and show home in that price range and area.
  • Assist in viewing homes – accompany the buyer on the showings, or preview the properties on behalf of the buyer to insure that the identified specifications are met.
  • Research the selected home to help the buyer make an informed decision prior to making an offer to purchase the property.
  • Advise the buyer on structuring an appropriate offer to purchase the selected property including a review of market data.
  • Present the offer to the seller’s agent and the seller on behalf of the buyers. Negotiate on behalf of the buyer to secure the identified property at the best possible price and terms – keeping the buyer’s best interests above all others.
  • Represent the buyer throughout the transaction.
  • Assist in securing appropriate financing for the selected home.
  • Provide a list of potential qualified vendors (e.g. lenders, movers, attorneys, inspectors, etc.) if these services are needed.

  • We follow-up to make sure you are happy with your home.

WHAT YOU DO

  • You get pre-approved for your loan.
  • You select your new home.
  • You move in and enjoy your new home!

In order to be represented by a buyer’s agent, Georgia Law requires that there be an agreement in writing. The agreement should spell out the responsibilities of both parties throughout the process. The Georgia Association of REALTORS® Exclusive Buyer Brokerage Engagement fulfills those requirements and your REALTOR® can provide one for your review. It is strongly recommended that the buyer and the buyer’s representative agree to the terms of the agreement prior to viewing properties.
