By admin · Comments (0)
Wednesday, February 10th, 2010

You would think something as simple as calculating the overall square feet of a house would be simple, but it’s not without controversey. Agents, appraisers and others have very strong opinions about this debate. Their response will usually be unequvivocal and with conviction. The answer given by the Georgia Real Estate Commission, is: it depends. Read More→

Homestead Exemptions for Metro Atlanta

By admin · Comments (0)
Tuesday, February 9th, 2010

The Homestead Tax Exemption provides homeowners in Georgia up to a $2000 cost reduction in their real estate property tax. Homeowners who qualify must use the property as their primary, legal residence (as of January 1, 2010) and you must file with your county by the deadline. In many instances, your County will mail a Homestead Tax Exemption application to the new owner of record; however this is not always the case. Contact your County Tax Commissioner’s / County Tax Assessor’s office. Read More→

Fresh Cut Christmas Trees in Atlanta

By admin · Comments (0)
Sunday, November 29th, 2009

We just bought our Christmas tree at the Atlanta Farmers Market from Carl McCall, and had a great experience. We found Carl to be the best of a fine group of Christmas tree vendors. He was very sincere in finding us the perfect size Frazier Fur for our home. Here are some reasons why I think you should buy your Christmas tree from the Atlanta Farmers Market:

  • Conveinantly located, it’s very close to Hartsfield Airport. Last night it was a 17 minute drive from our Buckhead home.
  • It’s the biggest selection of Christmas trees in Atlanta. There are also a bunch of handmade wreaths made out of pine needle, Leyland Cypress or Boxwood. Most of the wreaths and garland are made on the premises, so if you specify custom Christmas decorations.
  • The people selling the Christmas trees are the ones growing the trees. Most of them drive down from North Carolina. For instance, Carl McCall is from the Lake Toxaway area and has been in the business for a long time. I happen to enjoy the personal aspect of meeting the farmer that grew the trees. It seems less “commercial” to me. It’s the next best thing to cutting it yourself.
  • The trees are fresh and Carl has them shipped daily from his North Carolina farms. The one we bought was only a few days old. Many of the large chain stores start having their trees cut in October. You don’t want your tree losing its needles when Santa tries to put his gifts under it.
  • It’s less expensive than the Buckhead lots. The same tree for sale at “Big Johns” was more than double what I paid at the Farmers Market.

So if you’re looking for that perfect tree, take the short trip to the Atlanta Farmers Market. You’ll have a large selection and some great service if you go to Carl McCall’s stand. You can call him at 828-577-6132, tell him Erika Eaton sent you.

Housing Stimulus Plan

By admin · Comments (0)
Thursday, October 15th, 2009

Earlier this year I blogged about an economic stimulus package called the American Recovery Reinvestment Act (ARRA) of 2009. One aspect of this stimulus package is that it has allowed qualified, first time home buyers and/or qualified home buyers (who have not owned a home in 3+ years) to receive up to an $8,000 tax credit. New home buyers must purchase a home between February 1, 2009 and November 30, 2009. Read More→

The Pros and Cons of Septic Tanks in Atlanta

By admin · Comments (0)
Monday, October 5th, 2009

I’ve never been particular opinionated about septic tanks. All things being equal, my preference would be the municipal sewer system, but it’s not a dealbreaker for me. Over the years, I’ve had a couple of clients that were absolutely opposed to the idea, but most don’t seem to care very much.

Our first house was on the City of Atlanta sewer system and our current home is on septic. We’ve lived in our new home for about six months, it was a foreclosure in Atlanta, so I don’t know a whole lot about the septic tank. The house is 50 years old, so I’m assuming the septic tank is the same age. Other than having it pumped and inspected for a few hundred dollars, there have been no problems with it. Read More→
