It’s a designated Historic District on the National Register of Historic Places. Ansley Park is a great touring neighborhood with many historic homes. The neighborhood was the former location of the Georgia Governor’s mansion. Unfortunately, the mansion was in such disrepair, it was torn-down. The fact Ansley Park housed 11 Georgia Governors is a testament to its magnificence.

Chastain Park

Anchored by Atlanta’s largest park, Chastain Park is a premier Buckhead neighborhood. There are many upscale homes, of diverse architectural styles and ages in this neighborhood. Most of the modest homes have been torn-down for larger homes. The ability to walk to the park, coupled with a great elementary school, places that Chastain Park property values at a premium.

The park has an outdoor amphitheater, softball; baseball; and soccer fields, tennis courts, a playground for children, golf course, horse park, and picnic areas. The golf course is consistently rated as one of Atlanta’s top municipal golf courses. It’s formally known as the North Fulton Golf Course, but everyone calls it Chastain golf course.

The Chastain outdoor amphitheater is a great place to catch a musical show. You can bring your own picnic basket with food and wine for the show. Some folks can get really elaborate with their setups, brining silver candlestick holders and the works. Many prominent and internationally known musicians frequent Chastain, such as: James Taylor, Willie Nelson, Emmylou Harris and Melissa Etheridge.

Tuxedo Park is one Buckhead’s most prestigious neighborhoods. The homes are some of the most magnificent in Atlanta. Many are designed by some of the most renowned architects, such as Philip Shutze and Neel Reid, and more recently Bill Baker and William Harrison.

Peachtree Hills is one of the most “affordable” neighborhoods in Buckhead. To put things in perspective, when “affordable” and “Buckhead” are used in the same sentence, we’re talking about some of the homes being under $500,000. Peachtree Hills lies east of Peachtree Road between Peachtree Creek on the south and Lindbergh Drive on the north.

It’s a diverse, tree-lined neighborhood with mostly craftsman style homes. There is also a wonderful park in Peachtree Hills with a gym, softball and soccer fields, tennis courts, a playground for children, and a picnic area.

Kingswood Neighborhood in Buckhead

Kingswood is one of my favorite neighborhoods in Buckhead. Located right off of West Paces Ferry Road, it’s an idyllic place. The entire subdivision, is “culdusaced”, which really cuts down on the traffic. Be careful when you drive through, more than likely there will be kids riding their bikes and people walking their dogs.

The history of the neighborhood is from the Brookwood Hills Website:

Brookwood Hills is one of Atlanta’s earliest suburban neighborhood developments. With its enclave design, curvilinear streets, and variety of architectural styles, Brookwood Hills has retained its 1920′s ambiance and its integrity as a neighborhood as the city has grown increasingly urban around it.

This part of Atlanta had been the site of some of the bloodiest fighting during the Civil War. The Battle of Peachtree Creek, an important engagement of the Battle of Atlanta, began in the woods along Brighton Road and spread to the intersection of Brighton and Peachtree and nearby areas. After the War, the city grew north as country estates of some of its leading citizens were built along Peachtree Street. One of the best known of these estates was built by Joseph and Emma Mimms Thompson in the late 1880s near the location of Brookwood Station today. The estate was known as “Brookwood” and gave its name to this part of the city. The Thompsons were outstanding social and business leaders of the city, known particularly for their roles in the Cotton States and International Exposition held in 1895 in Piedmont Park. They entertained Presidents Grover Cleveland and William McKinley and Vice-president Adlai Stevenson at Brookwood in connection with the Fair.

Brookwood Hills was developed in the early 1920s primarily by Benjamin Franklin Burdett (known as “Mr. B.F.”) and his son, Arthur Burdett. The senior Mr. Burdett’s house faced Peachtree Road north of Palisades at that time. His land plus additional property purchased from the Andrew Jackson Collier and the George Washington Collier estates (along with various other parcels) made up what is now the neighborhood.

The Burdetts hired O.F. Kauffman to be the engineer for the new development. Kauffman had worked on the earlier Atlanta neighborhood of Druid Hills in conjunction with Frederick Law Olmsted, America’s premier landscape architect. Olmsted favored a rambling “unplanned” style as opposed to a rigid grid system of streets and lots. Kauffman carried these principles into his design for Brookwood Hills, creating streets that followed the natural terrain, met in wide intersections, and curved through the neighborhood. Oak trees planted along the original streets by Mr. B.F. now meet high overhead to form a leafy canopy in the hot summer months; these trees have become perhaps the most defining characteristic of the neighborhood.

The development of Brookwood Hills took place in four phases: the first phase, beginning in 1921, was comprised of lots on Palisades, Woodcrest, Northwood, and Huntington (to the intersection of Palisades). Most of the lots were sold by the end of 1924. From 1924 to 1930, the second phase was opened: Brighton (the upper part), Montclair, Wakefield, Parkdale, Camden (the upper part), and Huntington from Palisades to Wakefield. These two earliest sections (approximately the areas where there are sidewalks today, except for New Camden Road) were placed on the National Register of Historic Places in 1980 as the Brookwood Hills Historic District.

Life in this new development was somewhat different from today. Early residents told of the trolley car that ran down the center of Peachtree on its way out to Buckhead. Most of the men worked downtown; the women were homemakers and mothers who gardened, played bridge, and did volunteer work. Nearly all the families employed servants, some of whom lived behind the houses in servants’ quarters. These were either garage apartments or separate structures, and several still survive today.

A long row of mailboxes stood at the corner of Brighton and Peachtree, a reflection of the fact that part of the neighborhood was outside the city limits and thus received no home delivery of mail. Not until the mid-1950s were the city limits extended to encompass Buckhead and thereby included the whole of the neighborhood. A reminder of this fact is that Peachtree Street, which was inside the city, becomes Peachtree Road, which was in the county, at the intersection of Palisades Road and Peachtree. By the 1950s, the large houses that had lined this stretch of Peachtree had given way to small stores and filling stations.

It’s been said that children have always loved this neighborhood. Early young residents enjoyed exploring and building tree forts in the woods behind the developed areas. Mrs. Sadie Burdett, wife of developer Arthur Burdett, told of neighborhood boys discovering a Civil War cannon in the woods behind Huntington. The dead end of Brighton Road, before it was extended for the third phase of development was a perfect place to skate and ride bikes, says Griggs Shaeffer of Camden Road, whose parents were original residents of Brookwood Hills.

One of the most far-sighted moves of the developers during the second phase was to set aside land for recreational purposes. What is today a large pool in the center of the neighborhood was originally a spring-fed lake. In the early 1930s, the Burdetts fenced in the area, hired lifeguards, and charged an admission fee to swim there. Later the residents banded together to build the pool and the bathhouse. The pool, tennis courts, playing field, and woods became a well-known gathering place for generations of Atlanta young people and families.

Due to financial pressures during the Depression, the Burdetts deeded the recreation area, lake, and some unsold lots to Emory University. The recreation area and lake were eventually deeded by Emory to the newly formed corporation, the Brookwood Hills Civic Association, in 1939.

In 1938, the third phase of the neighborhood was developed from land belonging to Elizabeth Collier Thomas, and Mary D. Worley, granddaughters of George Washington Collier, who had owned much of the original land on which the neighborhood was developed. Everett Thomas, husband of Elizabeth, was the developer of this section of the neighborhood. The Thomas family built the house at 152 Brighton, one of the few homes built in Brookwood Hills during the 1930s. In this development, Brighton Road was extended in an arc to meet with Camden Road near the pool, but most of the homes were not built until after World War II. This section is characterized by the absence of both sidewalks and trees planted along the streets that are typical of the first two phases of development. Mr. Thomas later said that he did not feel that sidewalks were needed “because everyone had cars by then”, a reflection of the increasing role that automobiles were playing in American life.

The fourth and last phase of development was a cul-de-sac extension of Camden Road at the foot of Brighton, which is known as “New Camden” today. It was developed beginning in 1961 by John Hall and Ralph Willis on land bought from the Collier heirs. Sidewalks were installed in this section, but the trees that line the streets in the original two sections were not included.

The architecture in each of the phases reflects the styles that were popular when each was developed. Bungalows and various Historical Revival styles typical of the 1920s such as Tudor, Georgian, and Colonial were built in the earliest two phases of development. The third phase has smaller houses reflecting tastes during the Depression and the period following World War II. The fourth phase on New Camden reflects the taste of the 1960s to return to traditional two-story houses.

The Brookwood Hills Civic Association, continuing to the present, has served two purposes over the years since its founding: to operate the pool and recreation facilities, and to protect the neighborhood from the many pressures of the city as it has grown up around the neighborhood.

During the 70-plus years that Brookwood Hills has existed as a neighborhood, the residents, through the Civic Association, have worked with the city, state, and federal governments to insure that growth on the periphery would not destroy the special qualities of the neighborhood. Some of the issues that have affected the neighborhood have involved canceling the city’s plan to continue Palisades Road through to Piedmont Road; the building of the Darlington Apartments north of Brighton Road; the purchase of the property behind Huntington Road between the neighborhood and Clear Creek to serve as a buffer; widening of Interstates 75 and 85 on the south; the repositioning of a MARTA line that was to have destroyed part of the neighborhood; the elimination of an entrance/exit ramp to the Interstate near the neighborhood; and many incursions from businesses on Peachtree.

Brookwood Hills stands as a residential oasis surrounded by the rapidly changing city of Atlanta. In many ways it is an ideal urban neighborhood that reflects neighborhood and architectural design and its evolution for more than 70 years. It is something to be treasured and is worthy of vigorous protection.

Brookhaven

If you want to be almost guaranteed of seeing someone walking a Golden or Labrador Retriever, then drive through Brookhaven. Some consider it part of Buckhead some think of it as a separate community. Regardless, it has some architecturally significant and truly elegant Atlanta homes. The historic Capital City Club anchors the neighborhood with its golf course.

It’s one of those neighborhoods whose boundaries seem to mysteriously grow larger as neighboring communities try to piggyback on its cache. This has caused some people to refer to the original Brookhaven as “Historic Brookhaven” to differentiate it from the newer “Brookhaven”, with an eastern boundary that seems to end somewhere near Stone Mountain.

Brookhaven is often mentioned in the Atlanta McMansion battle. It originally had a mixture of premium luxury homes and some beautiful cottages with loads of curb appeal. Recently, many of the historic cottages and bungalows have been torn-down and replaced with beautiful, larger homes. The residents of Brookhaven are sharply divided over private property rights versus maintaining the diversity and original character of the neighborhood. Personally, I think it’s incorrect to characterize the newer homes in Brookhaven as McMansions. Most of the new homes are very tasteful and are not the big, cheap houses, filling every square inch of the lot, that seem to define Atlanta McMansions.

On the northern edge of Buckhead, Brookhaven developed as Atlanta’s first country club neighborhood. It begins just north of the intersection of Peachtree Road and Peachtree-Dunwoody Road. Its boundaries generally are Peachtree Road on the east, Peachtree-Dunwoody on the west and south and Windsor Parkway on the north.

Now sometimes referred to as West Brookhaven, it is an enclave of large, elegant Tudor, Colonial, Georgian and English cottage homes in a lush landscape of broad, winding streets, densely wooded hollows and gently rolling hills with the Capital City Country Club as its heart.

In what was once Creek Indian land, the area’s first white settler was Harris Goodwin, a South Carolinian who homesteaded a tract on both sides of what is now Peachtree Road in the early 1830s. Harris Goodwin later brought his father, Solomon, to the area. The Goodwin home and a small graveyard in which they are buried survive at 3931 Peachtree Road near the intersection of Dresden Drive.

The original log cabin on the Echota Indian Trail was expanded in the 1830s and 1840s into the present home. In 1864, it was a landmark for Federal troops closing in on Atlanta during the Civil War. Goodwin descendants still own the property. The home is the oldest extant house in DeKalb County. It is open to the public from 1 p.m. to 4 p.m. on the third Sunday of every month, and a family member is usually there to serve as a guide.

In 1910, 150 acres on the west side of Peachtree was bought by the Mechanical and Manufacturers Club for a golf club to be called Brookhaven. The course, which encircles a large lake and is surrounded by woods, was laid out by course architect Herbert Barker. The original clubhouse was replaced in the 1920s by the present French Provincial structure of mellow stone. Shortly after opening in 1911, the club became part of the downtown Capital City Club and became known as the Capital City Country Club.

In the 1980s, the area was placed on the National Register of Historic Places as the “first planned golf club community in Georgia.”

Peachtree Park

Peachtree Park is a great neighborhood in the center of Buckhead. It runs along Piedmont Road, right up to the intersection of Piedmont and Peachtree, sitting behind the Buckhead Diner and the Intercontinental Hotel. The northern part of the neighborhood is older, and generally more expensive, than the southern part. Although, since the southern part was/is less expensive for tear-downs, a lot of new construction has occured in the southern end of Peachtree Park.

With the recent construction of the Intercontinental on Peachtree Road, all through-access to other streets has been blocked. A lot of old-time Buckhead residents can remember cutting through Peachtree Park to Lenox Mall, before GA 400 was built. This makes Peachtree Park a great walking neighborhood; with no cut-through traffic (I’m envious).

In the past, I considered Peachtree Park one of the best values in Buckhead, but home values have continued to rise there. It’s a very desirable place to buy a house and priced accordingly.

In the heart of Buckhead, Peachtree Park has unparalleled access to one of the most diverse and exciting urban areas in America. The neighborhood is near the intersection of Peachtree and Piedmont roads, west of Lenox Square. It has easy walking access to the Lenox Square and Peachtree Road MARTA rapid rail stations.

Convenience is one of Peachtree Park’s great strengths. Many residents employed in the Buckhead business district walk to work. The Downtown and Midtown business districts to the south are minutes away by car via Georgia 400 or by MARTA rail line. The middle section of Peachtree Park, from East Paces Ferry Road to Greenview Avenue and part of Dale Drive is comprised of Colonial Revival, English Cottage and Cape Cod homes, built in the 1930s and 1940s.

The southern third of Peachtree Park was constructed mostly after World War II. Homes in this section, from Dale Drive to Darlington Circle, are generally in the Ranch style, but many Elliott Circle homes date back to the 1920s and 1930s, when it was an offshoot of fine homes that then lined Piedmont Road.

Peachtree Park’s ambiance makes it a real neighborhood, not just a collection of homes. Growing families are expanding their homes rather than leaving. The quality of the original construction of the homes, many with attics and basements, offers excellent opportunities for new rooms.

I’ve always thought of Collier Hills as those homes on Collier Road and south of the road, but I think, over time, some subdivisions on the north side of Collier Road have crept into the boundaries. Collier Hills ever expanding boundaries are a testament to its desirability.

“The Collier Hills-Ardmore Park area of Buckhead is rich in Atlanta history as well as lush landscape. Some of the bitterest fighting of the Civil War’s Battle of Atlanta took place in its gently rolling hills and hollows and along boulder-strewn Tanyard Creek.

The earliest history of the area is commemorated on a granite marker at the intersection of Peachtree Road and Palisades Road (just north of Collier Hills on the opposite side of Peachtree). This monument marks the spot where two major Creek Indian trails intersected, the Echota Trail and the Peachtree Trail. Later, the area was the estate of Andrew Jackson Collier, whose name survives in the names of Collier Road and Anjaco Road (Andrew Jackson Collier).

The homestead of the Collier family, one of Atlanta’s oldest, once stood near the southwest corner of Peachtree Road and Collier Road. Mr. Collier’s grist mill (Collier’s Mill) on Tanyard Creek, near where the creek runs under Collier Road, was an early landmark and later the scene of bloody Civil War fighting as Confederate forces desperately attacked the armies commanded by Maj. Gen. William T. Sherman that were closing in on Atlanta in July 1864. Bronze markers in Tanyard Creek Park and old mill stones and markers at the corner of Redland Drive and Collier Road recall this history.

Near Peachtree, along 26th Street, 28th Street and Collier Road in the Ardmore Park neighborhood, mellow brick apartment houses and duplexes mix with older home shaded by huge oaks and beeches.

The Ardmore-Anjaco area’s winding streets are lined with brick/frame cottages, grander two-stories and a sprinkling of newer in-fill homes on modest-size, heavily wooded lots.

The actual Collier Hills neighborhood rises from Tanyard Creek and the railroad line to Northside Drive. Most of the homes here were built by developer Herbert W. Nicholes shortly after World War II. Almost all show signs of recent renovation and expansion.

The area enjoys three parks: Tanyard Creek at Collier Road and Walthall Drive, Ardmore on Ardmore Road off Collier Road, and Atlanta Memorial (which includes the Bobby Jones Golf Course and Bitsy Grant Tennis Center) off Golfview Drive.

The area has easy access via Peachtree to both Midtown and Buckhead. It is conveniently close to shopping and restaurants along Peachtree Road, medical facilities around Piedmont Hospital and AMTRAK rail service at Brookwood Station.

Schools include Morris Brandon Elementary, E. Rivers Elementary, Sutton Middle School and Northside High School.”

Garden Hills

Garden Hills was developed beginning in 1925 by the Garden Hills Corp. It was advertised as “Beautiful Garden Hills.” A pool and community center was envisioned at its heart.

Garden Hills is a large urban forest neighborhood between Peachtree and Piedmont roads, bordered on the north by Pharr Road and on the south by East Wesley Road. It’s in the Northeast section of Buckhead. Homes in Garden Hills range from Georgian, Tudor and Spanish Revival to Craftsman.

Garden Hills still has a pool which is the heart of the neighborhood and a popular family gathering place for swimming. There is also a playground and soccer field. The clubhouse, built in the 1920s, burned to the ground in 1999, but was rebuilt. Garden Hills is fortunate to have three parks.

The elementary school is Garden Hills Elementary.
