A great Sandy Springs sandwich shop
I had a great casual lunch with my family today at a deli in Sandy Springs. The restaurant is called R/J Casuals and it’s in a strip mall at 8540 Roswell Road. It’s right next door to where the old Diggers sports bar used to be. The strip mall and deli are very nondescript. The inside is utilitarian, just the basics, but a great spot for a quality sandwich. To be honest, I would never have noticed the place had I not been to the mall for other reasons. I saw a bunch of Sandy Springs cops eating there and figured they would know about the good eats. It’s one of the best sandwich...
Read MoreUpdate on Buckhead foreclosure
We are still going through renovations at our home. We closed on a Buckhead bank owned property April 9th and things are going a little slower than anticipated. The biggest unanticipated expense was the family of rodents living in our attic. The home was vacant for 12 months so there is nothing like rodent feces and urine piled up in 100-degree attic to make for a toxic environment. Arrow exterminators charged us $7,000 to have all the insulation removed and attic sanitized. The men went up in “hazmat” suits and respirators to perform this task. Oddly enough, it’s one of the few...

Read MoreJust bought a Buckhead foreclosure
I’ve written a lot on this blog about all of the great Buckhead real estate deals, especially the foreclosures and short-sales. Not only do I work with buyers in finding Atlanta GA real estate value, but I also recently became a foreclosure buyer. So when I tell my clients to have a lot of patience, and I mean lots of patience, when working with bank foreclosures, it comes with empathy. Negotiating real estate can be difficult, because of the highly personal nature of home ownership. Many owners view their homes, at least on a subconscious level, as a testament to their style and taste....

After working with my clients on finding a premium Buckhead home, we were able to locate this perfect fit on 67 Blackland Road in the 30342 zip code of Atlanta. It’s a high-end builder’s spec home with high ceilings ad gorgeous millwork. In this short-sale opportunity, we were able to significantly negotiate down from the $2,495,000 list price. The final sale price balanced the prestige of a rare, flat site on Blackland versus the current market conditions. The backyard is really large and will be great place to build a showpiece swimming pool. Please give me a call if your...

It appears as if progress on the Streets of Buckhead has slowed down. I can’t say that under this economy it’s a huge surprise, but I still have a lot of enthusiasm about the long-term prospects of the project. In the end it will re-enforce Buckhead as the preeminent, luxury shopping, dining and entertainment destination for the Southeast. Here is what the AJC said about the slowdown: Work on the $650 million first phase of the project has all but stopped as Carter renegotiates contracts with contractors and works with retail tenants, such as jeweler Van Cleef & Arpel, on...
