Where is Buckhead Atlanta?

The Buckhead community is located in the northern part of Atlanta. Midtown is located to the south of Buckhead, Sandy Springs and Dunwoody to the north of the community, Morningside to the east and Vinings to the west of Buckhead.

The homes in Buckhead are some of the most sought-after in the State of Georgia. The combination of high demand for Buckhead luxury homes, coupled with no greenfield space (capping supply), makes Buckhead’s average home selling price of $900,000 the highest in the State of Georgia.

Due to the increasing commercial composition of Downtown Atlanta, the business leaders and wealth of Atlanta have slowly moved north, up Peachtree, to Buckhead, over the last 100 years. Buckhead is really two neighborhoods: the mixed-use combination of high-rise condos, restaurants, office buildings and entertainment venues and the residential area that contains prestigious streets such as West Paces, Habersham, Tuxedo and Peachtree Battle.

Macy’s Pink Pig at Lenox Mall 2011

Priscilla the Pink Pig will be carrying laughing children (and some parents) at the Buckhead Macy’s from October 29, 2011 to January 7, 2012. It’s a children’s ride at train ride at the Mall. You’ll probably want to go fairly soon, because the lines can get really long from Thanksgiving to Christmas. After completing the ride, the kids receive a sticker that says “I rode the Pink Pig” (which is a tradition in of itself). Click here to find out more about the Pink Pig ride.

The Macy’s Priscilla the Pink Pig ride has been and Atlanta Christmas tradition for over 50 years. It’s currently at Buckhead’s Lenox Mall Macy’s, but has moved around various location with its start at the downtown Rich’s store (which was bought by Federated Department Stores in 1975).

It started out as a miniature suspended monorail sized for children, it seemed like it was flying from the ceiling of the toy department. After a variety of locations throughout Atlanta, the ride made it’s way to Lenox Square Mall in 2004. The new version of the Pink Pig is a conventional storyline train ride pulling a set of pink miniature passenger cars at ground level, instead of the original suspended monorail.

Lenox Square Mall is also where they have the Lighting of the Great Christmas Tree.

Macy’s Christmas Tree Lighting at Lenox Square

Christmas in Atlanta 2011 is rapidly approaching, which is scarier than Halloween. The Lighting of Macy’s Christmas Tree will be on Thanksgiving evening on November 24th. It takes place at Lenox Square Mall in Buckhead.

This Atlanta tradition has its roots at the old, downtown Rich’s department store, going back to 1948. It’s gone through many reincarnations since then – Federated’s buyout of Rich’s and a brief stop at Underground Atlanta before heading to Buckhead. Christmas in downtown Atlanta moved north, along with much of the economic activity, to Christmas in Buckhead.

Expect big crowds as this is a well-attended event. Keep in mind that there is a MARTA station at Lenox, so you can avoid parking problems.

Paces Apartments Bought by Houston Real Estate Company

As stated in the Buckhead View, the Paces apartment site was sold for $39.3 million. It’s a huge tract of land (30 + acres), on East Andrews, stretching from West Paces to Roswell roads. It was sold by Sun Trust Bank and the John W. Grant Co. Trustees to a Houston developer. The Cherokee Town Club is the former Grant estate.

I’ve heard this property has been on the block for a while. It’s in a prime Buckhead location right next door to Peachtree Presbyterian Church. I’m very curious as to what will be developed there. I wonder how many floors will be built, I supposed it all comes down to zoning. I don’t think they can build high-rises in that area, but I bet the zoning allows for five to ten floors. My guess is, at almost $40 million, they’ll go with the maximum density. It will also be interesting to see the mix of residential versus commercial space.

The nearest neighborhood to this development is Buckhead Forest. I suppose there are pros and cons to living near this new development. Con is increased traffic, pros would be walking distance to restaurants and entertainment. Major Changes at the Streets of Buckhead

According to the AJC, it looks like a new developer has taken control of the Streets of Buckhead.

OliverMcMillan, a San Diego firm known for mixed-used developments, is being brought in by financial backers to replace well-known Atlanta developer Ben Carter, who started the project in 2006 but was unable to keep it going amid the real estate bust.

I’ve blogged about the Streets of Buckhead many times before. It’s a key development project in the heart of Buckhead. Ben Carter broke all kinds of pricing records when he bought out the Buckhead Village as one big tear-down. All of the buildings were leveled, the pilings pounded and then the real estate market fell apart. Of course there is a temptation to be critical of Carter, but hindsight is 20/20. At the time the project was announced, it was universally hailed as a bold advancement for the Buckhead community. This project was to be the Rodeo Drive of the South. I was very excited about it.

I still think it will be another great attraction for Buckhead and will be a selling point for the neighborhoods that are within walking distance. Perhaps the project will be downscaled a little, I honestly don’t know what the investors have in mind.

Tuxedo Park

Tuxedo Park is one Buckhead’s most prestigious neighborhoods. The homes are some of the most magnificent in Atlanta. Many are designed by some of the most renowned architects, such as Philip Shutze and Neel Reid, and more recently Bill Baker and William Harrison.

The neighborhood is generally bounded by Valley Road on the east, Blackland Road on the north, Northside Drive on the west and West Paces Ferry Road on the south. I live in Kingswood and it’s one of my favorite neighborhoods in Buckhead. Located right off of West Paces Ferry Road, it’s an idyllic place. The entire subdivision, is “culdusaced”, which really cuts down on the traffic. Be careful when you drive through, more than likely there will be kids riding their bikes and people walking their dogs.

Streets of Buckhead Update

There is a lot of curiosity about the Streets of Buckhead project. Each time I write an article about it, the web traffic to this website spikes.

The AJC gave an update on the Streets of Buckhead today. In short, the project needs $200 million to resume construction.

Streets of Buckhead developer Ben Carter said Wednesday he is in talks with private investors to raise $200 million to resume work on the stalled luxury retail project.

Unable to get a traditional bank loan amid the credit crunch, Carter said he has been seeking private investment money instead — a position many developers are in.

It’s a shame this project has become caught up in the commercial real estate crunch; ultimately the Streets of Buckhead will be good for our community.

Buckhead Community

Buckhead is Atlanta’s most prestigious and exclusive neighborhood. It is known by most Atlanta natives as the “Beverly Hills of the South.” Located approximately 15 miles north of Hartsfield-Jackson International Airport you will find the Buckhead community with gorgeous homes situated on lush, well manicured properties. The torch of Atlanta’s architectural reputation has been passed from the demolished homes of Peachtree Road to the grand estates of Buckhead.

Do you know where the name “Buckhead” came from? In 1837 Henry Irby founded a general store / tavern situated on the northwest corner of West Paces Ferry Road and Roswell Road. Mr. Irby was a hunter and proudly hung a large buck’s head on the tavern wall. Needless to say, the display made quite an impression on locals and travelers alike. The area was annexed into the city of Atlanta in 1952.

West Paces Ferry and Peachtree Roads are the two most well known streets in Buckhead.

The most expensive home ever sold in Buckhead was listed for $16.9 million and sold April 2009. The most expensive “shell condo” ever sold in Buckhead was listed for $9.5 million and sold May 2009. Both of these homes were sold by Atlanta Fine Homes Sotheby’s International Realty. Residential homes in Buckhead range from $500,000 to $20,000,000.

Several of the world’s most prominent hotels are located within the Buckhead community. These hotels include the St. Regis, InterContinental, Ritz Carlton, and Westin Buckhead. In addition to the fine hotels in Buckhead there are several top rated restaurants and shopping centers. Restaurants include MF Sushi Buckhead, Aria, New York Prime, The Palm, Chops, Bone’s, Pano’s & Pauls, Aqua Knox, Buckhead Diner. Shopping centers include Phipps Plaza, Lenox Square and the future Streets of Buckhead project.

Atlanta Playgrounds and Parks for Children

As a mother of a young child living in Buckhead, it took me a little time to find the best playgrounds in Atlanta. Most of my friends had their first babies all around the same time, so we were constantly comparing notes on the best recreational activities for children in Atlanta, Georgia. Hopefully, other parents will be able to read this post, and find the best local parks to take their children.

Ardmore Park/Collier Hills Playground
Ardmore Park is by far one of my favorite little parks in Buckhead. It is small but very quaint. The play equipment is in great condition and there are several picnic tables around the playground. I’ve been to a few birthday parties here. There is a long, paved drive which leads to parking to the playground. This paved area is a safe place to have your child practice on their ride along toy (be sure to bring one from home). It’s super cute to see children exhibiting their riding skills along this walkway.

It’s very easy to park here. It’s fairly quite but not too quite. You will always run into another family or two while playing.

The park does not have bathrooms. Please be sure not to walk on the surrounding neighbors yards (and everything will be okay)!;-) Ardmore Park is located on Ardmore Drive (off Collier Road).

Beaverbrook Park Playground
Beaverbrook Park is a wonderful playground with lots of quality play equipment. The equipment is great for young children. This playground is very well maintained and caters to children of all ages. Around the park, there is a nice path, where you will often see skate boarders and older children playing. There are no bathrooms at this park.

Parking is never a problem. The park is located off Brookview Drive at Tennyson Drive (off Howell Mill). Homes in Atlanta’s Wildwood/Beaverbrook neighborhood range from $450,000 to $1,400,000.

Chastain Park Playground
Chastain Park boosts a large playground with lots of equipment to suit all ages. I would say ages 2-13 would love it here. There’s plenty of open space for children to run and play. The playground overlooks Chastain Park, North Fulton Golf Course and the city; a lovely setting. There are no bathrooms.

Every Tuesday evening (during the months of May-October) the playground hosts the Chastain Chill. The Chastain Chill is a free evening of music and fun with Jay Memory performing from 4-7. Be sure to bring a snack / picnic basket. The park is bounded by West Wieuca Road, Dudley Road and Park Drive.

Garden Hills Park Playground
Garden Hills Park is a wonderful playground that is perfect for children under the age of 5. There is a wide range of play of equipment, which is in excellent condition. The playground is partially fenced, which is a helpful feature. In the summer months you can bring your little ones over to the pool. There is a nice wading pool for toddlers. Swimming pool day passes are available for purchase.

Piedmont Park Playground
Piedmont Park is Atlanta’s Central Park. It’s 185 acres and has a beautifully renovated public swimming pool, ball fields, dog parks, Saturday farmers’ markets and playgrounds.

Piedmont Park has THE BEST playground in Atlanta! There is so much to do there. The playground has a lot of diverse and unique play equipment. It’s new, very clean and well maintained. This park caters to children of all ages. I would say you could bring children from ages 2-12 and they would enjoy themselves. The play equipment is plastic and has high safety standards. The playground’s surface is rubber, which is nice; I know there are some folks who despise wood-chips. There is usually a crowd, but there never seems to be an issue with a child having to wait.

Another HUGE bonus to this wonderful park is it has several, clean bathrooms. There is even a family bathroom.

The parking can sometimes be a bear and is the worst of all the parks mentioned. The closest lot to the playground is temporarily closed due to construction. I tend to park on Park Drive (located off Monroe Dr.) and stroll to the park. It’s a nice stroll and has not been a problem with my 3-year old. There’s a lake with lots of geese and ducks (fun to feed them) and family swings on the way to the park. It’s about a 5 minute walk (at most). You can also park on 10th Street (located off Piedmont Dr).

Homes around Piedmont Park range from $550,000 to $1,400,000.

Peachtree Heights/Garden Hills duck pond
Peachtree Heights/Garden Hills boosts one of the best little secrets in Buckhead….the Peachtree Heights/Garden Hills Duck pond. The duck pond is one of the best places to bring a little one. While there is no actual playground, it’s still a fun place to take children. There is an expansive flat grassy field where you can play ball and bring a picnic basket for a nice, quite picnic lunch. On August 17, 2011, the Buckhead View reported the Duck Pond Park has new sod and an irrigation system.

Children LOVE watching the geese and ducks. The pond is surrounded by thousands of perennial flowers and shrubs. Around the perimeter of the pond there are quaint, little benches and a lovely stone bridge. Don’t forget your camera (I see lots of professional photographers taking portraits here).

Keep in mind, this is a private, neighborhood park. It’s not owned by the City of Atlanta and is privately maintained by the neighborhood. They’ve posted signs welcoming the public, but be extra respectful in exchange for their generosity.

Located at Parkside Drive and Demorest Avenue (these streets are located off Peachtree Road between Lindbergh Drive on the South and East Wesley Road on the North, and Acorn Avenue as its eastern border.

There are no bathrooms. Homes around the Duck Pond range from $500,000 to $2,000,000.

Peachtree Hills Playground
The Peachtree Hills playground is a quaint playground. It’s clean and very well maintained. I think children ages 3 and older would enjoy this park. It can sometimes be difficult to find a parking space but if you go mid to late mornings and early afternoons; you can typically find a spot. There is a covered picinic area, but no bathrooms.

Located off Lindberg Drive (between Peachtree and Piedmont). Homes in Peachtree Hills range from $325,000 to $995,000.

Peachtree Memorial/Haynes Manor Park Playground
This Atlanta playground aims to please children of all ages. This park has lots of play equipment and is always packed with children and parents (no matter what time of day it is). The play equipment is in excellent condition and very well maintained. This playground is an excellent place to meet new moms and kiddos. The playground is surrounded by a large, open field (you will see lots of pets).

There are no bathrooms and parking can sometimes be tough; it depends on the time of day. Lots of after-work joggers and bikers like to park here. I suggest walking (if you live in the area). The park is located between Northside Drive, Woodward Way and Wellesley Drive. Homes in Haynes Manor/Peachtree Battle range from $500,000 to $3,500,000.

Pocket Park/Peachtree Park Playground
Peachtree Park boosts a quaint playground with lots of equipment to suit all ages. I think it is particularly appealing to parents with children under the age of 5. Pocket Park playground is entirely fenced in (which makes it really nice for parents). The playground is maintained by the Peachtree Park Civic Association. It is very clean with nice playground equipment. It’s very well kept up.

There are no bathrooms. This little park is located off East Paces Ferry Road. Homes located in Peachtree Park range from $400,000-$1,000,000+
