<p>The neighborhood is generally bounded by Valley Road on the east, Blackland Road on the north, Northside Drive on the west and West Paces Ferry Road on the south. It&#8217;s the Georgian, Tudor, Italianate and Greek revival estates; built by historical pillars and titans of Atlanta, that make this neigborhood a favorite of tourists and local Atlantans.</p>

			<content:encoded><![CDATA[<p>There is a lot of curiosity about the <a href="http://www.searchingatlanta.com/blog/2009/06/04/good-news-for-streets-of-buckhead/">Streets of Buckhead</a> project.  Each time I write an article about it, the web traffic to this website spikes.</p>
<p>The <a href="http://www.ajc.com/business/streets-of-buckhead-development-279120.html">AJC gave an update on the Streets of Buckhead</a> today.  In short, the project needs $200 million to resume construction.</p>
<blockquote><p>Streets of Buckhead developer Ben Carter said Wednesday he is in talks with private investors to raise $200 million to resume work on the stalled luxury retail project.</p>
<p>Unable to get a traditional bank loan amid the credit crunch, Carter said he has been seeking private investment money instead &#8212; a position many developers are in.</p></blockquote>
<p>It&#8217;s a shame this project has become caught up in the commercial real estate crunch; ultimately the Streets of Buckhead will be good for our community.</p>

The torch of Atlanta’s architectural reputation has been passed from the demolished homes of Peachtree Road to the grand estates of Buckhead.</p>

In 1837 Henry Irby founded a general store / tavern situated on the northwest corner of West Paces Ferry Road and Roswell Road.  Mr. Irby was a hunter and proudly hung a large buck’s head on the tavern wall.   Needless to say, the display made quite an impression on locals and travelers alike.   The area was annexed into the city of Atlanta in 1952. </p>

<p>The most expensive home ever sold in Buckhead was listed for $16.9 million and sold April 2009.  The most expensive “shell condo” ever sold in Buckhead was listed for $9.5 million and sold May 2009.  Both of these homes were sold by <a href="http://atlantafinehomes.wordpress.com">Atlanta Fine Homes Sotheby&#8217;s International Realty</a>.  Residential homes in Buckhead range from $500,000 to $20,000,000. </p>

In addition to the fine hotels in Buckhead there are several top rated restaurants and shopping centers.  Restaurants include MF Sushi Buckhead, Aria, New York Prime, The Palm, Chops, Bone’s, Pano’s &#038; Pauls, Aqua Knox, Buckhead Diner.  Shopping centers include Phipps Plaza, Lenox Square and the future <a href="http://searchingatlanta.com/blog/2009/06/04/good-news-for-streets-of-buckhead/">Streets of Buckhead</a> project. </p>

			<content:encoded><![CDATA[<p>As a mother of a young child living in Buckhead, it took me a little time to find the best playgrounds for children in Atlanta.  Most of my friends had their first babies all around the same time, so we were constantly comparing notes on the best recreational activities for children in Atlanta, Georgia.  Hopefully, other parents will be able to read this post, and find the best local parks to take their children.  <span id="more-3004"></span></p>
<p><font size="4"><br />
<strong>Ardmore Park/Collier Hills Playground</strong></font><br />
Ardmore Park is by far one of my favorite little parks in Buckhead.  It is small but very quaint.  The play equipment is in great condition and there are several picnic tables around the playground.  I’ve been to a few birthday parties here.  There is a long, paved drive which leads to parking to the playground.  This paved area is a safe place to have your child practice on their ride along toy (be sure to bring one from home).  It’s super cute to see children exhibiting their riding skills along this walkway. </p>
<p>It&#8217;s very easy to park here.  It’s fairly quite but not too quite.  You will always run into another family or two while playing.   </p>
<p>The park does not have bathrooms.  Please be sure not to walk on the surrounding neighbors yards (and everything will be okay)!;-)  Ardmore Park is located on Ardmore Drive (off Collier Road).  </p>
<p>Homes located around the Atlanta neighborhood of Ardmore Park range from $330,000 to $800,000.</p>
<p><font size="4"><br />
<strong>Beaverbrook Park Playground</strong></font><br />
Beaverbrook Park is a wonderful playground with lots of quality play equipment.  The equipment is great for young children.  This playground is very well maintained and caters to children of all ages.  Around the park, there is a nice path, where you will often see skate boarders and older children playing.   There are no bathrooms at this park.  </p>
<p>Parking is never a problem.  The park is located off Brookview Drive at Tennyson Drive (off Howell Mill).  Homes in Atlanta&#8217;s Wildwood/Beaverbrook neighborhood range from $450,000 to $1,400,000.</p>
<p><font size="4"><br />
<strong>Chastain Park Playground</strong></font><br />
<a href="http://apps.atlantaga.gov/citydir/prca/parks/Chastain%20playground.htm">Chastain Park </a>boosts a large playground with lots of equipment to suit all ages.  I would say ages 2-13 would love it here.  There’s plenty of open space for children to run and play.  The playground overlooks Chastain Park, North Fulton Golf Course and the city; a lovely setting.  There are no bathrooms. </p>
<p>Every Tuesday evening (during the months of May-October) the playground hosts the Chastain Chill.  The Chastain Chill is a free evening of music and fun with Jay Memory performing from 4-7.  Be sure to bring a snack / picnic basket.  The park is bounded by West Wieuca Road, Dudley Road and Park Drive.</p>
<p>Homes located within 1 mile of Chastain range from $450,000-$3,500,000.</p>

<strong>Garden Hills Park Playground</strong></font><br />
Garden Hills Park is a wonderful playground that is perfect for children under the age of 5.  There is a wide range of play of equipment, which is in excellent condition.  The playground is partially fenced, which is a helpful feature.  In the summer months you can bring your little ones over to the pool.   There is a nice wading pool for toddlers.  Swimming pool day passes are available for purchase.  </p>
<p>The park is located off East Wesley and Pine Tree.   Homes located in Garden Hills range from $250,000 to $ 2,700,000.</p>

<strong>Piedmont Park Playground</strong></font><br />
<a href="http://www.piedmontpark.org">Piedmont Park</a> is Atlanta&#8217;s Central Park.  It’s 185 acres and has a beautifully renovated public swimming pool, ball fields, dog parks, Saturday farmers’ markets and playgrounds.  </p>

<p>Piedmont Park has THE BEST playground in Atlanta!  There is so much to do there.  The playground has a lot of diverse and unique play equipment.  It’s new, very clean and well maintained.  This park caters to   children of all ages.  I would say you could bring children from ages 2-12 and they would enjoy themselves.  The play equipment is plastic and has high safety standards.  The playground&#8217;s surface is rubber, which is nice; I know there are some folks who despise wood-chips.  There is usually a crowd, but there never seems to be an issue with a child having to wait.  </p>
<p><a href="http://searchingatlanta.com/blog/wp-content/uploads/2009/09/piedmontpark-playground-bathroom.jpg"><img src="http://searchingatlanta.com/blog/wp-content/uploads/2009/09/piedmontpark-playground-bathroom.jpg" alt="" title="piedmontpark-playground-bathroom" width="128" height="91" class="alignright size-thumbnail wp-image-1562" /></a>Another HUGE bonus to this wonderful park is it has several, clean bathrooms.  There is even a family bathroom.  </p>
<p>The parking can sometimes be a bear and is the worst of all the parks mentioned.  The closest lot to the playground is temporarily closed due to construction.  I tend to park on Park Drive (located off Monroe Dr.) and stroll to the park.  It’s a nice stroll and has not been a problem with my 3-year old.  There’s a lake with lots of geese and ducks (fun to feed them) and family swings on the way to the park.  It’s about a 5 minute walk (at most).  You can also park on 10th Street (located off Piedmont Dr).  </p>

<strong>Peachtree Heights/Garden Hills Duck pond</strong></font><br />
<a href="http://searchingatlanta.com/blog/wp-content/uploads/2009/09/gardenhillsduckpond.jpg"><img src="http://searchingatlanta.com/blog/wp-content/uploads/2009/09/gardenhillsduckpond.jpg" alt="" title="gardenhillsduckpond" width="128" height="91" class="alignright size-thumbnail wp-image-1569" /></a>Peachtree Heights/Garden Hills boosts one of the best little secrets in Buckhead….the Peachtree Heights/Garden Hills Duck pond.  The duck pond is absolutely one of the best places to bring a little one.  While there is no actual playground, it&#8217;s still a fun place to take children.  There is an expansive flat grassy field where you can play ball and bring a picnic basket for a nice, quite picnic lunch.  Children LOVE watching the geese and ducks.  The pond is surrounded by thousands of perennial flowers and shrubs.  Around the perimeter of the pond there are quaint, little benches and a lovely stone bridge.  Don’t forget your camera (I see lots of professional photographers taking portraits here).  </p>
<p>Located at Parkside Drive and Demorest Avenue (these streets are located off Peachtree Road between Lindbergh Drive on the South and East Wesley Road on the North, and Acorn Avenue as its eastern border.  </p>
<p>There are no bathrooms.  Homes around the Duck Pond range from $500,000 to $2,000,000.</p>

<strong>Peachtree Hills Playground</strong></font><br />
The Peachtree Hills playground is a quaint playground.  It’s clean and very well maintained.  I think children ages 3 and older would enjoy this park. It can sometimes be difficult to find a parking space but if you go mid to late mornings and early afternoons; you can typically find a spot.  There is a covered picinic area, but no bathrooms.  </p>

<strong>Peachtree Memorial/Haynes Manor Park Playground</strong></font><br />
The Peachtree Memorial/Haynes Manor Park is a large playground that aims to please children of all ages.  This park has lots of play equipment and is always packed with children and parents (no matter what time of day it is).  The play equipment is in excellent condition and very well maintained.  This playground is an excellent place to meet new moms and kiddos.   The playground is surrounded by a large, open field (you will see lots of pets).</p>
<p>There are no bathrooms and parking can sometimes be tough; it depends on the time of day.  Lots of after-work joggers and bikers like to park here.  I suggest walking (if you live in the area).  The park is located between Northside Drive, Woodward Way and Wellesley Drive.  Homes in Haynes Manor/Peachtree Battle range from $500,000 to $3,500,000.</p>

<strong>Pocket Park/Peachtree Park Playground</strong></font><br />
<a href="http://www.peachtreepark.org/Amenities/NeighborhoodParks/tabid/3399/Default.aspx">Peachtree Park</a> boosts a quaint playground with lots of equipment to suit all ages.  I think it is particularly appealing to parents with children under the age of 5.  Pocket Park playground is entirely fenced in (which makes it really nice for parents).   The playground is maintained by the Peachtree Park Civic Association.  It is very clean with nice playground equipment.  It&#8217;s very well kept up.  </p>

			<content:encoded><![CDATA[<p>Located in Buckhead, on West Paces Ferry Road, is the <a href="http://www.atlantahistorycenter.com/">Atlanta History Center</a>.  We have a family membership and really like everything the museum has to offer.</p>
<p>It has extensive exhibits on Civil War history and Atlanta history.  The major permanent exhibit, &#8220;Metropolitan Frontiers: Atlanta, 1835-2000,&#8221; traces Atlanta&#8217;s history from the days of the Cherokee Indians and rural pioneer settlements to the present day. Atlanta has had previous names that include Terminus, Marthasville and finally a feminine form of Atlantic, Atlanta. Displays include videos and many photographs, documents, and artifacts. There is an entire 1890s shotgun house, a fire engine that was used in Atlanta&#8217;s great fire of 1917, and some other antique cars.<br />

<p>Don&#8217;t forget to take the tours of tours of the Swan house and Tullie Smith farm house. It represents a good cross-section of life as either middle class or wealthy in Atlanta. There are very nice gardens throughout the campus.  The Swan house is fully furnished with period furniture and carpets. The front staircase is a “floating staircase” made from concrete and has no visible supports.</p>

It&#8217;s a nice, girly luncheon, with special Southern hospitality. The atmosphere is decidely for &#8220;Atlanta ladies,&#8221; and it&#8217;s a popular spot for showers.</p>

			<content:encoded><![CDATA[<p>I reported a couple of months ago that construction at the <a href="http://searchingatlanta.com/blog/2009/04/02/streets-of-buckhead-slowdown/">Streets of Buckhead</a> had ground to a halt.  Well we should see the cranes swinging through the Buckhead skyline starting again in July.  Ben Carter, the developer of the project, apparently stopped the construction to renegotiate contracts for labor and materials during this down economy.  He said he was successful in getting at least $10 million in concessions.</p>
<p>There are plenty of <a href="http://www.thestreetsofbuckhead.com/">super, high-end stores and restaurants</a> committed to the project.  Check out <a href="http://searchingatlanta.com/blog/2009/02/26/great-things-are-happening-in-buckhead/">this post</a> for plans on this Buckhead area development.  I&#8217;m very excited about the Streets of Buckhead and believe it will secure Buckhead&#8217;s reputation as the South&#8217;s premium shopping, entertainment and dining destination.</p>

			<content:encoded><![CDATA[<p>I had a great casual lunch with my family today at a deli in Sandy Springs.  The restaurant is called <a href="http://www.rjcasuals.com/">R/J Casuals</a> and it’s in a strip mall at 8540 Roswell Road.  It’s right next door to where the old Diggers sports bar used to be.</p>
<p>The strip mall and deli are very nondescript.  The inside is utilitarian, just the basics, but a great spot for a quality sandwich.  To be honest, I would never have noticed the place had I not been to the mall for other reasons.  I saw a bunch of Sandy Springs cops eating there and figured they would know about the good eats.</p>
<p>It’s one of the best sandwich shops in metro Atlanta.  I think what makes the spot is the fact one of the partners is a professional baker and the other does the cooking.  They make all their own bread and roast a lot of their own meats. I really like the fact they had Portuguese roles.  That coupled with high quality meats makes for some great sandwiches.  They also have some awesome desserts.  There is a true homemade vibe that permeates the place.</p>
<p>I had the turkey melt on focaccia bread which was outstanding.  My husband had some homemade roast beef on a fresh baked Portuguese roll which he said was really great.</p>
<p>If you’re up in Sandy Springs check it out sometime.</p>

			<content:encoded><![CDATA[<p>We are still going through renovations at our home.  We closed on a <a href="http://searchingatlanta.com/blog/2009/04/28/just-bought-a-buckhead-foreclosure/">Buckhead bank owned property</a> April 9th and things are going a little slower than anticipated.  The biggest unanticipated expense was the family of rodents living in our attic.  The home was vacant for 12 months so there is nothing like rodent feces and urine piled up in 100-degree attic to make for a toxic environment.</p>
<p>Arrow exterminators charged us $7,000 to have all the insulation removed and attic sanitized.  The men went up in “hazmat” suits and respirators to perform this task.  Oddly enough, it’s one of the few jobs where I didn’t get multiple quotes.  It’s a regret, as I don’t know if it was a reasonable price or not.  I guess it was unanticipated, and I just wanted to get the attic cleaned &#8211; quickly.  I suppose I need to crawl up into the attic and check out their work.  We think we got a good deal on the foreclosure, and I knew when we made the offer there would be unanticipated costs, but you can’t think about the cosmetic improvements that could have been made for $7,000.<br />

<p>The painters seem to be doing a phenomenal job, although it’s going slowly.  They are very meticulous.  After their prep and priming work, the walls and trim seem like new.  As most are already aware, a good paint job is all about the prep-work.  These guys are spending a lot of time on the prep.  I’m not going to post the name of the painters yet, as I don’t want to jinx the project.</p>
<p>We are currently living with my parents in Sandy Springs.  It’s very generous of them to allow us to stay, but no matter where you are, unless it’s home, you feel like a vagabond.  It’s impossible to remember where I’ve placed my things, as my system of organization is shopping bags lined up across the floor.  The anticipated move-in date is three weeks from now.  It will be nice to relax in our new home with my family, perhaps we will through a party.  I can&#8217;t wait to start working on the outside to the home &#8211; paint and landscaping.</p>
