New Administration trying to stifle the Buckhead housing market.

The NAR recently sent me an email stating their opposition to the administration’s mortgage deduction phase-out plan. Here is the key excerpt:

As currently drafted, the plan changes the Mortgage Interest Deduction by reducing the amount of mortgage deductibility on families earning over $250,000. This proposed change in the Mortgage Interest Deduction will result in further erosion of home prices and home values. If this proposal is enacted it will lead to a new round of price depreciation, will cause greater distress on the balance sheets of banks as the collateral value of mortgage backed securities declines. A second credit crisis could emerge before the first one is resolved.

It’s hard for me to imagine that the government would be trying to discourage mortgages and home ownership during this housing slump. The administration seems focused on increasing the tax burden on the “rich”, but I think targeting housing markets like Buckhead is a really bad idea. Let’s not forget those families that earn $250,000 a year put a lot of construction people to work, pay a lot of property taxes and keep a lot of banks in business when they buy homes in Buckhead.

Months of home inventory for Buckhead

As I explained in a previous post, knowledge of the home inventory for a given price range and/or area can be an effective tool in negotiating.

Here are some Buckhead homes inventory numbers as of today:

$500,000 – $1,000,000 – 16 months of inventory
338 currently active, 254 sold in last 12 months

$1,000,000 – $3,000,000 – 1 year and 9 months of inventory
295 currently active, 167 sold in last 12 months

$3,000,000 and above – 7 years of inventory
77 currently active, 11 sold in last 12 months

Great things are happening in Buckhead

Although we are currently in a housing market dip, there are great things on the horizon in Buckhead. We live close to the Buckhead Village and are very bullish on the future of Buckhead and its housing.

You can already see the beginning of the Peachtree Boulevard transformation. Peachtree Road will return to its “signature street” status. I think the folks involved with the Buckhead Community Improvement District are great and have done a phenomenal job in returning Buckhead to its past glory as a premier living, dining, shopping, and entertainment destination.

I’m also very excited about the Streets of Buckhead project. Along with Peachtree Boulevard, this project will reassert Buckhead as the South’s luxury destination. It will have an immediate impact on our property values as Buckhead will be a leading brand name known throughout the country.

The benefits of a home manager

While many buyers are sitting on the fence, a new group of people are sitting in vacant listings to help homeowners sell their home. These days, many Realtors in Buckhead are using “home managers” to help keep unoccupied, unsold homes show-ready and deter would-be vandals. All things being equal, a furnished home will sell more quickly than a vacant home.

The arrangement can be a win-win situation, because house sitters will often stage you home for free and pay for utility costs. Typically, these home managers must meet several requirements to be considered. They must pass background checks, be readily available for showings, be willing to maintain the property and move only approved furniture into the home.

I’ve had both good and bad experiences with home managers. When the home manger has great furniture and is responsive to appointments, it will help to sell a vacant home. When the home manager has weird furniture and makes scheduling appointments difficult, the arrangement can become more of a hinderance than a help.

Some companies are better about pre-screening applicants and more responsive to complaints. One industry problem I’ve learned is the difficulty in finding qualified home managers, not the homes for the managers. So there is a temptation to overlook some potential manager’s shortcomings.

I have some great success with a company called No Vacancy and encourage my clients with vacant homes to use them.

Marketing your home on the internet.

I’m constantly amazed at how bad agents can be in their online marketing efforts. Whenever I see a single photo in the MLS, when 12 photos are available for free, or horrendous shots, I wonder if the seller has any idea how awful their agent is in marketing their home. In a 2007 NAR survey, 84% of respondents stated they used the internet for their home search.

Before choosing a listing agent, at a minimum you should look the agent up on the internet and see how well she represents her other clients. The Buckhead luxury home market demands a top marketing effort. I’m sure the percentage of people using the internet for Buckhead home searches is greater than the national average of 84%.

Lack of jumbo mortgages could be hurting Buckhead.

I read an interesting article in the Wall Street Journal this morning regarding the difficulty of securing loans over $417,000. Since the average selling price for a residential home in Buckhead is around $650,000 that really places us in a bind. As a matter of fact, there are few Buckhead properties selling for less than $500,000; Buckhead Forest, Peachtree Hills and Peachtree Park are the main neighborhoods that come to my mind. The current “stimulus” bill will not help the Buckhead market. Hopefully, liquidity will be increased for all types of mortgages, not exclusively starter-homes for first-time home buyers.

Buckhead Property Tax Appeals

The deadline to appeal your tax appraisal, in Buckhead and Fulton county, is April 1st. In a declining market, you may have a great case as to why you should be paying less property tax.

If you would like to fight your assessment, and live in the Buckhead area, then you’ll need to contact the Fulton County Board of Assessors. I know there are private companies that can help. I don’t have any actual experience with Property Tax Pros, but others have recommended the company to me.

The non-profit Fulton County Taxpayers Association can also help you file an appeal for a fee.

Searching for Buckhead Properties

My website has a number of important tools to search for Buckhead homes. You can search my Buckhead MLS database of over 6,000 Buckhead Atlanta homes for sale. When you get to the Listing Search page remember to click Fulton county for step 1 and Buckhead for step 2.

You can also customize an alert that will automatically email you as soon as homes for sale in Buckhead Atlanta are listed. I can set this section up for you as well. If a property is a good deal you’ll want to be one of the first to schedule an appointment.

I personally subscribe to two database for pre-foreclosures, short sales and bank owned properties in Buckhead and Metro Atlanta. Only a few REALTORS are aware of these databases, or pay the subscription fees. In the current housing market, having an agent that has access to this information can give you a negotiating edge.
